System Built Home Construction Process
Initial consultation with potential clients requires we identity the true home experience the client is expecting. What they are looking for, what are their needs? Once we determine the appropriate product line, we begin to develop a floor plan from the available standard plans if possible with out moving into a full custom home sales presentation.
After completing the initial evaluation and with a basic home design in mind, we need to perform an initial site visit to confirm the site is compatible with a systems built home. In some insentience’s a preliminary evaluation maybe completed during the initial client meeting. However, before we expend valuable time designing a custom home, it is prudent to complete a site visitation.
After confirming the appropriate systems built home, we can begin our initial floor plan selection. Standard floor plans are available from all our manufactures which will allow clients to begin the design of their new home. Should these standard plans not satisfy the clients needs, we can begin to design (modify) existing plans or design a complete custom systems built home. This design process may require weeks, months, or as little as a few days depending on the clients criteria and overall needs. Conditional to the selected manufacturer an initial plan deposit maybe required for the initial drawings, however this deposit will be credited when the down payment is collected at the time of order. Our initial site inspection is to confirm that the client’s expectations for their new home can be met. The site inspection is to confirm accessibility of the required aspects for not only the home, i.e. foundation, excavation and utilities, garage, decks, porches, etc., but also the requirements for a systems built home. The site must accommodate the access for delivery of the home as well as the equipment required to set the home. During the initial site inspection the soils composition must be reviewed to determine any special engineering design of the foundation.
The site must be reviewed to confirm utilities can be installed, along with the requirements for sewer or septic system. The availability of and proximity for electrical power, gas or propane, water or well, must also be reviewed. During this initial site visit permitting requirements should be discussed, required set-backs, lot legalization, road access, building restrictions by the governing agency, HOA, or sub-division / community covenants.
With our initial site inspection affirmed, the client should decide if we will bid on the site work or if they will make their own construction arrangements. If we are to bid and General the project, sufficient time should be allowed to gather bids and confer with the client to develop our final purchase agreement. Once the purchase agreement is completed we are ready to order the clients home. To the Top
A systems built home requires the client to confirm their order with approval signatures on the plans of their home. This process may involve confirming just the floor plan or going through more complex construction drawings to review and approve each completed drawing of their custom home. This approval is required to insure the client has included and indicated exactly what they want, which will minimize any potential errors or omissions. Any changes that are made after this approval will require a “Change Order” approved by the client, builder, and manufacture. Conditional to the selected manufacturer and or the terms of the purchase agreement a down payment is required that will range between 10% and 30% of the cost of the home. The final client approved drawings will be submitted to the local Division of Housing authority for final stamped approval. Once the plans have progressed to the DOH approval stage, no revisions or changes will be considered. When the final DOH approved drawings are received these drawings can be submitted to the local building permitting authority. To the Top
When the order is placed and the manufactures confirmation is returned, it will include the schedule of the line spot along with an approximate off-line date. During the construction phase, the local DOH inspectors will conduct progress inspections to insure code compliance and that construction is completed as the approved drawings indicate. While rare, this completion date could vary slightly depending on progress inspections and approvals. Should this occur, they are typically limited to a few days. To the Top
Initial requirements include site clearing and determining the exact location of the new home. This maybe completed by the client and contractor or it may require the services of a professional surveyor. This stage of the systems built home brings the excitement of a new home into full view. Scheduling of the construction trades will be implemented to confirm all required activities are in there proper sequences. Heavy equipment is brought to the site to begin the clearing process, excavation and construction of the required foundation elements. Excavation of the foundation and initial underground utilities will be completed. During the entire construction process, scheduled on site inspections be completed by not only the local authority, but a special Division of Housing inspector to confirm all phases of construction are code compliant. The pre-set inspection is required whether the client has arranged their own site work or site work has been completed by Rocky Mountain Housing. This inspection will confirm the site, foundation and access are all properly prepared to receive the systems built home and ready to be installed on the foundation. To the Top
Typically systems built home require only one day for installation. But, larger more complex homes may require two or in complex cases three days, to complete the initial installation. While every effort is made to prevent any delay, the installation process is subject to conditions beyond any individuals control, acts of god, weather, civil unrest or accidents. The installation must be completed before any interior or exterior work can begin. To the Top
The advantage of systems built construction is the home generally can be delivered complete, requiring minimal on site completion, other than the required standard interior finish and exterior closure. However, subject to the client’s options selection or design criteria, which may include required elements by a HOA or sub-division, certain architectural elements will require completion on site. These may include roofing sections, shed roofs, and overhang extensions, masonry chimneys, room pop-outs and masonry or brick wanes coatings, special entrances. To the Top
Systems built homes may be delivered with the exterior siding virtually complete requiring only final finish where components come together. In some insistences the client selections may necessitate a portion or all of the exterior siding to be completed on site. Exterior finishes such as stucco, brick, masonry or special order wood sidings like cedar siding or exotic woods maybe involved. To the Top
Subject to the overall design and exterior requirements utilities will be connected as soon as possible. However, temporary electrical utilities will be provided as not to delay any on site work or interior/exterior finish work. Water, gas and telephone, which will be generally located underground, can be installed during the foundation/excavation phase, but will not be connected until the home is in the final stages of completion. Exterior site work customarily involves the final stages of the homes completion. This on site construction completes the client’s garage, aprons, driveways, sidewalks, patios, porches, decks or landings. During this stage specialty structures such as out buildings, storage units or carports, as well as required curb cuts or road access and utility platforms maybe required for completion. To the Top
Upon completion of the installation, finish work and any on site construction we will complete a through check of all aspects of the completed project. This check includes all utilities and working components of the home. Windows, doors, appliances, screens, electrical systems, utilities, finishes, every aspect of systems built components will be subjected to our quality control final inspection. To the Top
Upon completion of our quality control final inspection we will schedule with the home owner a final walk – thru. This final walk-thru with the home owner, salesperson and construction project manager will provide the home owner the opportunity to ask questions discuss concerns and resolve initial issues. This opportunity will allow the owner to review the warranty package and builders obligations to repair any defects which may not be apparent. To the Top
