What does the term “System Built” mean?

How do System Built Homes differ from site built homes?

System Built homes are built in the controlled environment of a modern factory rather than outdoors. Materials are the same as those used in site built homes. They are indistinguishable from those used in site built homes. System Built homes adhere to the same building codes (IRC, International Residential Code) as site built homes. Manufactured homes are built to a federal HUD code governing affordable housing and do not meet state or local code standards. Systems built homes are available in a variety of floor plans, elevations, and options. System Built homes use as much as 30% more lumber in construction which results in a stronger more rigid home.  To the Top

Is financing any different between a site built home and a System Built Home?

NO. There is no distinction between a System Built and a site built home as far as appraisal or financing. Banks, financial institutions, and mortgage companies treat both types of construction the same. Likewise, there is no difference in insuring the System built property.  To the Top

 It is very difficult to tell the difference of a high quality site built house as compared to a high quality system built house. Unless you were there when the home was delivered, a System Built home looks like any other home. How does the quality of a System Built Home compared to a Site Built Home?

 System Built Homes, in-plant construction quality is invariably superior to what can be done on a job site. Parts cut with a hand saw at a job site cannot possibly be as precise as those cut with a component saw in a factory. System Built methods are also superior because they use pneumatic tools to drive fasteners to precise depths. Factory inspections cover every construction detail from floor framing to final finishes.  To the Top

How do System Built materials compare?

 The System Built home does not use green lumber and must protect all materials from the weather; otherwise materials may become to warped to fit into the precise jigs for the wall panels or trusses. All material is checked for moisture content before the shipment is accepted. If the shipment has to high of moisture content the shipment is sent back. By building the home inside the chances of mold developing is greatly reduced. It has been stated that your average site built home retains approximately 2000 gallons of water before the home is dried in.  To the Top
